  Absolutely the worst experience I've had with a real estate. Went to the tribunal and found McPhail had no right to be claiming "damages" to carpet which was simply wear and tear. So glad I fought them and got my bond back. I just want anyone else who uses them to be aware that it is standard practice for McPhail to try to take tenants bonds. Fight them all the way. Rented for many years since and never had the same problem.

  The property was by no means unclean but did not meet the high standards of McPhail. Of course, having high standards for property cleanliness is to be commended.

  After one failed negotiation where McPhail staff would not budge, upon a second visit to the tribunal we did agree to pay for cleaning and to replace a broken shelf in the fridge (we were always happy to pay for the broken shelf as we did accidentally break it). It seems what people consider reasonably clean is not the same but after speaking with the property manager at the time I was under the impression that a property had to be spotless when vacating so I agreed to pay.
